REAL ESTATE SEPTIC INSPECTIONS FOR BETHALTO, IL & BEYOND

If you’re considering buying any type of property serviced by a septic system, it’s essential that you have that system inspected before you sign the dotted line. The septic system is an integral part of the property, as essential to its daily function as the roof and HVAC system. You need to know how well the septic system is performing if only to be able to make a reasonable offer.


However, if that isn’t reason enough to have your potential purchase’s septic system inspected, here are a few more:


  • By having the system professionally inspected, you’ll be able to find out just how many people the system can serve and how much the tank can hold. This will help you know when to schedule pumping.

WHAT TO EXPECT FROM YOUR INSPECTION

We offer basic and advanced septic inspections for real estate purchases. You can see the details about each type of inspection on this page. The purpose of each inspection is to ensure the system is up to code and working well.


Once we’ve inspected the system, we’ll prepare a report that lists any issues we found, including code deficiencies, problems needing repairs, or deviations from the Illinois Private Sewage Code Requirements. Keep in mind that this report will only cover findings at the time of the inspection; we cannot guarantee future operation. Furthermore, if we do find code deficiencies or other problems, we recommend having a second inspection after the repairs are completed to ensure all work was done correctly.

BASIC SEPTIC INSPECTIONS

To ensure that the system meets code requirements, a basic septic inspection will evaluate all or some of the following:


  1. Location of septic tank
  2. Size of septic tank
  3. Is it the proper size for the property?
  4. Is proper clean-out access available?
  5. What follows the septic tank?
  6. Lateral field
  7. Sand filter
  8. Are all components up to code requirements?
  9. Includes all types of aeration systems

ADVANCED SEPTIC INSPECTIONS

To ensure that the system meets code requirements, an advanced septic inspection will evaluate all or some of the following:


  1. Location of septic tank
  2. Size of septic tank
  3. Is it the proper size for the property?
  4. Is proper clean-out access available?
  5. What follows the septic tank?
  6. Lateral field
  7. Sand filter
  8. Are all components up to code requirements?
  9. Includes all types of aeration systems
  10. Includes sewer lateral inspections if clean-out access is available.
